One of my favorite parts of this work is guiding first-time buyers. You don’t need to have every answer before you begin. Start with your priorities, ask questions, and take the process one step at a time.
Start With What Home Means to You
Before you start saving listings, think about how you want your home to support your everyday life.
Do you need space to work from home? Would an extra bedroom make visits from loved ones easier? Is a shorter commute more important than a larger yard?
Make a short list of your essentials and a separate list of preferences. Consider:
- The number of bedrooms and bathrooms you need.
- Your daily commute and regular destinations.
- Parking and storage requirements.
- Outdoor space and how much upkeep you want.
- Whether you’re comfortable making improvements after moving in.
Your priorities may change as you tour properties. That’s part of learning what works for you.
Get a Clear Picture of Your Budget
Understanding your budget early helps you focus your search.
Speak with a lender about financing options, the documents you’ll need, and estimated upfront and monthly costs. Ask questions until you understand how the numbers fit together.
Look beyond the purchase price. Consider insurance, property taxes, maintenance, utilities, and any homeowners association dues that apply to a property.
A lender can explain financing, while you decide what payment fits comfortably with your other responsibilities and goals. Those conversations create a stronger foundation for your home search.
Explore Locations Through Your Daily Routine
When comparing homes in the San Fernando Valley and Santa Clarita Valley, think about the places you need to reach throughout the week.
Try your potential commute during the hours you would usually travel. Explore nearby shopping, parks, and other services that matter to you. If school assignments or a particular service affect your decision, verify the details directly with the responsible organization.
Spend time in the areas you’re considering. A visit can help you understand whether a location fits your routine in a way that listing photos cannot.
Being born and raised in Sylmar shaped my connection to this area. I enjoy helping buyers look beyond a property’s features and think about what living there could mean for them.
Tour Homes With Both Excitement and Perspective
It’s natural to notice beautiful finishes first. During a showing, also pay attention to how the home works.
Walk through the layout. Open closets. Look at the storage, natural light, and relationship between indoor and outdoor spaces. Consider where your furniture would go and how you would use each room.
Ask about available disclosures and maintenance information. Write down questions about the property’s condition so you can follow up appropriately.
After each showing, record a few things you liked, anything that concerned you, and the compromises you would be making. Those notes make it easier to compare properties later.
Understand Your Offer Before You Sign
Finding a home you want to buy is exciting. The next step is understanding the offer you’re making.
Price is one part of an offer. Timing, deposits, contingencies, and other terms also deserve careful attention. Ask your agent to explain your responsibilities, important deadlines, and the protections included in your proposed agreement.
I believe buyers should have the space to ask questions and understand their choices. Personal attention means taking the time to explain the next step so you can make an informed decision.
Stay Involved After Your Offer Is Accepted
An accepted offer is a milestone, and there is still work ahead.
Depending on your agreement and financing, the next steps may include inspections, reviewing disclosures, an appraisal, lender requests, and closing preparations.
Keep your documents organized and stay in contact with the professionals handling your purchase. If an inspection raises questions, ask about appropriate follow-up evaluations. If you don’t understand a document or deadline, get clarification before moving forward.
You don’t need to memorize the entire process. You do need to know what requires your attention and when.
